Apex Bridging is a specialist bridging lender, founded by property experts with a background in property trading.
Established five years ago, our experience stems from our sister company, House Buyer Bureau – a property cash buying firm. All of our staff and directors have a varied background from estate agents to mortgage brokers, which has given us the confidence to lend on value rather than purchase price.
We have looked to expand within the bridging space, and came close to offering a development product, but felt that property trading is the market we understand best. This has allowed us to offer customers an option where they may not need to use any of their own cash, and for us to operate with confidence – which, in turn, enables us to make faster decisions.
At Apex, we like to do things a little differently. We look for reasons to lend, rather than reasons not to, and we’re driven by people, not by computers. We try to understand the full picture on every deal, finding solutions instead of hiding behind criteria.
We lend at up to 80% LTV of open market value – perfect for clients who are buying below market value, mirroring how House Buyer Bureau operates. We are happy to net our customers 100% of purchase price, lending against on market value.
We are always actively looking to grow our loan book and to partner with new introducers. We accept that when it comes to lenders there are a multitude of providers to deal with and lots of brokers and introducers have long-standing relationships.
However, we increasingly come across scenarios where these lenders won’t think outside the box at underwriting stage, or move the goal posts at the final hurdle, causing unnecessary stress and expense to both the borrower and intermediary.
The senior team here at Apex realises the importance of making the right decision on a loan quickly and we underwrite each and every case thoroughly at the outset. We can often make decisions that other lenders won’t or don’t. In the same breath, if a case doesn’t work for us we’ll let you know straight away rather than wasting your and your client’s time. We are used to making decisions fast and definitively; we know how important this is to both you and your customer.
